Selling your home? Here are a few tips to make a good presentation on inspection day:
- Remove junk and stored items from exterior.
- Patch any driveway cracks.
- Clean gutters and drains.
- Replace any damaged or missing roof shingles.
- Patch, paint, and caulk at exterior.
- Clean the house.
- Make sure you have smoke and CO detectors in the appropriate areas and that they are working.
- Make sure there is access to sheds, closets, attic, crawl spaces, garage, basement, etc.
- Move stored items away from furnace, windows, hot water heater, etc.
- Unlock any locked doors.
- Repair any leaking plumbing.
- Make sure all the windows are operational. Replace cracked glass.
- Make sure electrical switches and outlets work.
- Re-caulk around toilets, sinks, tubs.
- Provide a list of any improvements you’ve made while living in the house.
- Provide a list of any permits applied for and closed out.
- Remove any animals from the home just before the inspection.
- Make plans to leave the house during the inspection.
- Leave your contact info / Realtor contact info on the kitchen table.
